Maintenance Technician supports operation, inspection, and light
maintenance processes to mechanical, electrical and plumbing
equipment and systems. This is an entry-level position and can
provide opportunities for growth in the engineering field. You will
work as part of an engineering team of 10+ at multi building client
property managed 24/7 by JLL. Location: North Austin / Round Rock
Schedule: Monday-Friday, 7:00 AM to 4:00 PM with on-call rotating
schedule for after-hour emergenciesReporting to: Chief EngineerType
of Employment: Full-Time w/JLL employee benefits within 1 month of

tools provided, on-call policy is $3 - shift premium for the week
on call. What your day-to-day will look like:
- Perform maintenance and repairs to the Mechanical, Plumbing,
Structural, Furniture, and for the facility to keep these systems
up to applicable standards.
- Performs predictive, planned, preventative and routine
maintenance as well as equipment rounds, and service requests as
directed. Performs maintenance in accordance with the JLL
Preventative Maintenance Program. Assist with the development and
improvement of preventative maintenance programs, schedules, work
instructions, SOP's, and operational procedures.
- Performs all duties in a safe manner and in accordance with
established work standards and practices.
- Establishes work procedures to meet production schedules.
- Recommends measures to improve production methods, equipment
performance and quality of product, suggesting changes in working
conditions and use of equipment to increase efficiency of
department, shop, or work crew.
- Determines and/or assists with analyzing and resolving work
problems and achieving work goals.
- Maintains time and production records and customer service
requests utilizing a variety of computer/technology tools.
- Must be comfortable and flexible enough to work with a
wide-ranging and changing scope of responsibilities while adhering
to the constraints of procedures put in place to minimize the risk
for human error.
- Team player with the desire to foster teamwork to help create a
positive working environment.
- Control the daily operation of all mechanical equipment in the
physical plant and buildings.
- Perform maintenance and repairs to the Mechanical, Plumbing,
Structural, Fire, Life Safety, and Control systems for the facility
to keep these systems up to applicable standards.
- Maintains responsibility for preventative maintenance,
contracted maintenance, general maintenance and technical
proficiency.
- Performs and/or completes all tenant service requests
accurately and expediently.
- Able to evaluate building systems to monitor and to improve
performance and operating efficiency.
- Complies with all policies and procedures established for the
building, including safe storage, usage, and disposal of hazardous
materials while maintaining a clean and safe workplace.
- Participates in the on-call engineer rotation for the portfolio
of office buildings.
- Actively participates in emergency response procedures,
technical and safety training programs.
- Perform all work using the proper safety equipment and in a
safe manner. Physical Work Requirements & Conditions
- Lifting up to 80 lbs.
- Working from heights.
- Frequently climbing, bending, lifting, kneeling, stooping, and
working/extending overhead.
- Working in adverse conditions (i.e., extreme cold, extreme
hot).
- Driving for long periods of time.
- Climbing a ladder with a 300 lb. weight limit while carrying a
tool bag weighing approximately 20 lbs.
- Climbing a ladder up to 30 feet.
- Must be able to work different schedules.
- Must be able to work Holidays & weekends.
- Must be able to respond to after-hours site emergencies.
- While performing the duties of this job, the employee is
regularly required to walk long distances to cover property
portfolio. Required experience and technical skills
- High School diploma or GED equivalent; Trade school education,
union training, military service or college is desirable
- Minimum of 1-3 years of relevant work experience; commercial
industry general building preventative & corrective
maintenance
- Must possess and maintain a valid state driver's license
- Located in Austin, TX metro area (relocation assistance is not
available for this role)
- Experience using Computerized Maintenance Management System
(CMMS) &/or Building Management System (BMS)
- Strong Customer Service & Interpersonal skills
- Experience using Microsoft Office (Word, Outlook, Excel,
Teams)
- Strong Troubleshooting, diagnostic, and problem-solving skills
